Caveat Emptor - Let the Buyer Beware

Have you ever heard the expression "Caveat Emptor"? It is latin for "Let the buyer beware." In real estate circles it has been used to place responsibility on buyers for determining the suitability of a home for their purposes.  

Although sellers have more comprehensive liability for making disclosures about their homes today, buyers should also take steps to be sure they are represented in the purchase of a home. One way buyers can be sure they have professional representation is to locate a " Buyer's Agent" who specializes in buyer brokerage, then authorize that person to act in their behalf. The buyers can then expect their agent to negotiate price and terms favorable to them as well as discovering any adverse factors which may be present in the home. Once discovered, those factors may also be negotiated to the benefit of the purchasers.
